Developer History (The National Planning Authority): Established in 1979, the New Urban Communities Authority (NUCA) is the national body responsible for Egypt’s urban planning and development. Its primary goal is to redistribute the population beyond the narrow Nile Valley by creating integrated new urban centers. Over the decades, NUCA has established more than 40 new cities across different generations, culminating in the "Fourth-Generation" smart cities. As the main driver of urban growth, NUCA sets the regulations and standards followed by all real estate developers in Egypt. Sustainability Strategy: NUCA currently embraces the "Fourth-Generation Cities" vision, a strategy that places sustainability and artificial intelligence at its core. The authority focuses on integrating green building standards into national projects, expanding the use of renewable energy (particularly solar power), and implementing advanced tertiary water treatment systems for irrigating forests and landscapes. NUCA also aims to enhance the quality of life by providing smart, sustainable transportation networks and prioritizing open spaces over urban density. Key Projects & Sustainable Flagship: - The Sustainable Flagship (The New Administrative Capital): A global benchmark for sustainable 4G cities. It features the "Green River," the world's largest central park axis. The city relies entirely on smart control centers for utility and energy management, with vast areas dedicated to solar energy farms. - New Alamein City: Integrates sustainable tourism and residential development, strictly adhering to environmental standards for coastal protection and utilizing advanced desalination technologies. - New Mansoura City: Designed as a sustainable green city on the Mediterranean coast, prioritizing energy efficiency and featuring an eco-friendly seafront promenade.
